4,041 Acres for a Generational Innovation Campus
Praetorian Park is advancing a green mixed-use vision for industry, advanced manufacturing, technology, entertainment, compatible mixed uses, and long-term regional opportunity.
Scale, Flexibility, and a Phased Development Path
The property lies near US-17 and Ballahack Road in Chesapeake. Confirmed zoning permits industrial and data uses by right, while administrative reviews, permits, engineering, utility coordination, and project-specific approvals still apply.
From Agricultural Farmland to Innovation Campus
The site was historically agricultural farmland—not managed timberland. Its open, predominantly cultivated landscape informs the park’s planning baseline and its potential for a thoughtfully phased campus.
Historical land use and environmental conditions remain subject to the Phase I Environmental Site Assessment currently in progress. Phase II work would be considered only if Phase I findings recommend it.
Property, Zoning, and Environmental Context
These public exhibits provide orientation and planning context. Boundaries, acreages, infrastructure routes, wetlands, and buildable areas remain subject to current surveys, engineering, agency determinations, and project-specific diligence.

Interactive Chesapeake GIS
Explore public parcel, zoning, address, and municipal mapping layers using the City of Chesapeake’s official GIS application.
The GIS application is operated by the City of Chesapeake. Public mapping is informational and should not replace title, boundary, zoning, environmental, engineering, or legal diligence.
